Creating A Great First Impression

Real estate brokers know that taking time to prepare your home before putting it on the market increases its desirability which results in shorter market time and assures the highest return for you. Decluttering alone is one of the fastest and most effective ways to speed the sale of a home. Before presenting your home do the following:
- Remove clutter and debris from the yard.
- Cut and edge grass.
- Clean gardens and trim hedges
- Clean gutters.
- Wash windows.
- Wash, fix and paint (if necessary) railings, steps, screens and exterior doors.
- Clean out garage.
- Repair leaky faucets/toilets.
- Replace all burned out light bulbs and fix faulty light switches.
- Declutter all rooms.
- Give home a thorough cleaning.
- Before a buyer views your home:
- Turn on inside lights, even during the day. Turn outside lights on at night.
- Keep heat at around 68°.
- Keep pets in a separate area, make sure litter boxes are clean and odor free.
- Turn on soft music.
- Keep money and other valuables in a safe place, out of sight.
- Open all doors inside the home except closets.
- Open drapes and shades.
- Do not follow the buyer through your home. If accompanied by a real estate agent, let the agent show and sell the home.
